Roof and facade revitalisation of an office building in Cologne

1. Window constructions and doors (types F1.1 to F8)

• New windows: Installation of thermally broken aluminium window constructions (in part with fixed glazing, turn/tilt sashes or glazed insulating panels in the spandrel area) on the east, west, north and south facades.
• Stairwell: Window constructions with special patterned glass (cathedral, coarse hammered) and integrated smoke-vent windows (RA) on the sixth floor.
• Doors: New doors in the courtyard (steel door with rigid PU foam core) and a double-leaf door at the ground-floor stairwell.
• Solar shading: Installation of 17 electrically operated external venetian blinds on the sixth floor and 15 textile vertical awnings on the south facade.
• Safety & maintenance: Installation of 110 internal single anchor points for window cleaning.

2. Facade work (ETICS & natural stone)

• External thermal insulation composite system (ETICS type W1):
  • 625 m² with a 60 mm build-up (first to sixth floor).
  • 290 m² with a 160 mm build-up (first to sixth floor plus the gable ends at the roof exit).
  • Soffits at the parapet (20 m²) and in the arcade (210 m²) with a 60 mm build-up.
• Natural stone cladding (type N): Re-cladding of the main columns (345 lin. m), intermediate columns (588 lin. m) and slab edges (420 lin. m in total) on the first to sixth floors.
• Painting: Repainting of the opaque facade area in the courtyard of the south facade (ground floor).

3. Roof refurbishment

Complete refurbishment of three roof areas: main roof (540 m²), secondary roof (64 m²) and barrel roof (45 m²), including the roof junction at the west facade.

4. Railings & technical cladding

• Railings: Installation of a new railing on the south facade at sixth-floor level (5.25 lin. m) and repair of the existing railing on the east and west facades (73 lin. m).
• Plant cladding (type T): 128 m² of trapezoidal sheet cladding for the cooling and ventilation systems.

5. Repair and demolition work on the ground floor

• Extensive demolition work on the ground floor.
• Cleaning and filling of holes in the shell limestone surfaces (100 m²).
• Repair of ventilation elements (48 lin. m), shopfront profiles (220 lin. m) and existing single- and double-leaf doors on the ground floor.
