Besonderheiten & Herausforderungen
1. Additional Technical Contract Conditions (ZTV) – facade
These define the minimum quality requirements and technical specifications:
- Building physics: Requirements for thermal insulation (winter and summer), moisture protection (wind and water tightness) and sound insulation.
- Construction technology: Guidelines on fire protection (non-combustible materials A1/A2), structural design (deflection limits), building tolerances and corrosion protection.
- Materials & finishes: Specifications for steel (galvanising, paint coating), aluminium (alloys, anodising, powder coating), various sealants, plastics and natural stone (including anchoring methods).
- Glazing: Requirements for insulating glass, laminated safety glass (VSG), heat-strengthened glass (TVG) and heat-soaked toughened safety glass (ESG-H).
- Hardware: Quality requirements and functional guarantees for concealed window and door hardware (including panic hardware to DIN EN).
2. Special preliminaries & site logistics
Rules governing the organisational and commercial framework of the trade:
- Tender documents: Obligation to submit a cost breakdown, product details, an outline programme and an installation concept.
- Site logistics: Notes on the confined inner-city location (just-in-time delivery, maximum of two containers).
- Scaffolding & cleaning: The scaffold is provided by the client; daily broom-clean coarse cleaning is to be carried out by the contractor.
- Ancillary costs: Flat-rate deductions for construction insurance (0.25%) and site logistics such as electricity and water (0.45%) from the net contract sum.
- Security: Resistance class RC2 is defined as the minimum standard for all facades at ground-floor level.
3. Specification of works
Detailed execution requirements for the individual trade sections:
- Metalwork: This includes aluminium punched-window constructions (e.g. type LF1 for Kirchgasse 72 as a post-and-beam facade with an integrated smoke-extraction louvre window, and type LF2 for Kirchgasse 74 with a sliding door system), door constructions, and sheet metal and connection works.
- Trade overview (section 1): Glazing works, solar shading works (external venetian blinds), natural stone works, aluminium and timber windows, cleaning works and other services (e.g. lightning protection, scaffold anchors, shop drawings).
