Besonderheiten & Herausforderungen

This project comprises an extensive energy-efficiency and design revitalisation of the roof and facade of the office and commercial building at Berliner Allee 48 in Düsseldorf.

The document sets out a functional performance specification (FLB part 2) covering essentially the following main trades and component types:

1. Facade constructions & inserted units (chapter 2)

  • Type F1.1 (west and south facade, first to fifth floor): A thermally broken aluminium post-and-beam construction (face width 50 mm). Turn/tilt composite windows with a motorised blind in the cavity are integrated, together with opaque glass and sheet-metal insulating panels in the spandrel and column areas.
  • Type F1.2 (west and south facade, ground floor): A post-and-beam facade with double acoustic insulating glazing, two-leaf rebated doors as emergency exits and commercial entrances, and shopfront advertising panels of insulated sheet metal with monolithic heat-soaked toughened glazing mounted in front.
  • Types F2.1 to F2.3 (window constructions): Thermally broken aluminium block window systems (punched windows) on the east facade (courtyard) and in the WC areas, with triple solar-control insulating glazing. An external venetian blind system is also fitted to the courtyard windows (first to sixth floor).
  • Types F3.1 & F3.2 (doors): An inward-opening, single-leaf aluminium glass door (escape door) at courtyard ground-floor level, plus thermally broken tubular-frame steel doors with a rigid PU foam core for the basement and roof exits.
  • Further elements: Ventilation grilles on the ground floor (type F4), anodised aluminium parapet cappings (type FA), adaptations to the basement light-well covers (type FB) and optional single anchor points for window cleaning (type FC).

2. Channel glass (chapter 3)

  • Type U (east facade, stairwell): A double-skin, vertical wall glazing in channel glass with a thermal insulation coating. On the sixth floor, opening units for smoke extraction (RA) are additionally integrated into the aluminium frames.

3. External thermal insulation composite system – ETICS (chapter 4)

  • Type W1: A full-surface ETICS on the west, east and south facades.
  • Types W2 & W3: A panel infill on the gable wall of the east facade, plus decorating on the sixth floor (west/south) and at courtyard ground-floor level (west).

4. Rear-ventilated curtain wall – VHF (chapter 5)

  • Type M: A high-quality glass mosaic on a mineral carrier board across the entire ground floor.
  • Types Z & V: Cement-bonded suspended ceilings in the entrance areas (ground floor) and aluminium cladding to the front edge of the canopy.

5. Roof refurbishment & plant room (chapters 7 & 11)

  • Roof areas (types D1 to D3): Complete refurbishment of the main roof, the roof-exit roof, the terrace roof (fifth floor) and the canopy (ground floor), including strip-out, new waterproofing and insulation works, and roof drainage.
  • Plant room: Trapezoidal sheet cladding (type T) including a new steel substructure (type T-UK).

Key execution requirements

  • Strip-out concept: The old components (e.g. the mortar-bedded natural stone cladding and the 1980s aluminium windows) may only be removed room by room once the new post-and-beam construction has been installed, in order to maintain the tightness of the building envelope.
  • Protective measures: Comprehensive dust-protection and safety precautions (e.g. against flying sparks when cutting out old steel frames) must be taken to protect the interior furnishings.
