Besonderheiten & Herausforderungen
1. Window and door constructions
- Timber-aluminium windows (types F00.1 to F02.1): installation of new, thermally broken punched windows on all facade sides (ground floor to second floor) with triple solar-control insulating glazing and motorised external venetian blinds.
- Entrance and emergency exits (types T00.1, T01.1, T02.1): new thermally insulated timber-aluminium doors. The main entrance receives a double-leaf panic door opening outwards with a barrier-free threshold.
2. Post-and-beam facades (P/B)
- Roof storey (type P/B 01): new aluminium post-and-beam facade with triple solar-control glass, integrated all-glass corners and motorised turn-tilt sashes for night cooling, plus textile projecting awnings.
- Stairwell (type P/B 02): a post-and-beam construction with building-integrated photovoltaics (BIPV). Triple insulating glass units with embedded monocrystalline PV cells are used here. In addition, smoke-and-heat-exhaust tilt sashes are installed for smoke extraction.
- Main entrance (type P/B 03): new aluminium entrance facade with integrated glass and sheet-metal panels to house the bell and intercom system.
3. Facade insulation (ETICS & rear-ventilated facade)
- External thermal insulation composite system (ETICS): installation of types W1 (main facades), W2 (east facade including logo coating) and W3 (perimeter insulation in the ground).
- Rear-ventilated facades (VHF): various aluminium sheet-metal, parapet and column claddings (e.g. on the barrel roof and gable) as well as the adaptation of the existing natural-stone plinth cladding.
4. Roof refurbishment and skylights
- Roof surfaces: refurbishment of the terrace roof (above the second floor), the barrel roof (above the roof storey) and the ground-floor canopy, including new waterproofing and drainage.
- Ridge skylight (type FO): removal of the old gable skylight and construction of a horizontal aluminium post-and-beam structure (10° pitch) with walk-on triple overhead glazing, ventilation sashes and roof hatch.
