Before the new facade can be built, the old structure must be completely dismantled:

Aluminium sheet-metal facade: removal of approx. 1,450 m² of sheet-metal cassettes and approx. 1,390 m of pilaster strips including their substructure.
Natural stone: removal of approx. 125 m² of natural-stone cladding on the ground floor including substructure.
Insulation: removal and disposal of approx. 130 m³ of old mineral wool. This must be handled strictly in accordance with the occupational-safety rules for hazardous substances (TRGS 521).
Asbestos remediation: removal of approx. 90 m² of asbestos-containing fibre-cement panels on the roof-terrace parapet on the second floor (south) in strict compliance with TRGS 519.
Windows, doors & solar shading: removal of approx. 100 windows/doors in the punched facades, 4 large ribbon windows on the west side and approx. 85 old external venetian blinds.

The contractor takes on the complete work preparation and structural responsibility:

Preparation of in-house installation and execution planning.
Preparation of verifiable structural calculations for the entire new facade structure.
Carrying out the glass design to DIN 18008 for all new glass elements.
Carrying out all necessary surveying works on site (based on the client’s main axes and metre marks) before fabrication begins.

The main part of the craftsmanship comprises the manufacture, supply and professional installation of the new components:

Thermal insulation: installation of 14 cm mineral-fibre insulation on the external walls.
Substructure: installation of the adjustable, thermally decoupled aluminium system profiles and the V2A (stainless-steel) structure in the plinth area.
Facade cladding: installation of approx. 1,175 m² of smooth sheet metal, approx. 430 pilaster strips (approx. 1,450 m) and approx. 550 m of light-box-type bands.
Windows & doors: installation of approx. 215 new triple-insulated aluminium windows (approx. 600 m²) in the insulation plane and 5 glazed aluminium tubular-frame external doors.
Solar shading: installation of approx. 200 electric external venetian blinds including all cabling, controls and a central wind and rain sensor.
Concrete plinth: installation of approx. 70 m² of precast concrete elements on the ground floor of the south side, adapted to the street gradient.

These obligations must be included in the unit prices and are not remunerated separately:

Scheduling: submission of a rough construction schedule with the tender and preparation of a detailed construction timetable within 14 days of the order being placed.
Personnel: at all times during working hours, at least one fluent German-speaking site manager, foreman or charge hand with authority to give instructions must be present on site.
Scaffolding & aerial work platforms: erection, modification and dismantling of all the contractor’s own working and protective scaffolding beyond the facade scaffolding provided by the client. Installation on facades without scaffolding (e.g. the south facade) is carried out using aerial work platforms via a separate lump-sum item.
Material transport & logistics: loading the scaffolding and bringing in heavy elements (e.g. by truck-mounted crane or mobile crane) must be organised and priced by the contractor.
Cleaning & disposal: the break rooms must be swept daily and wet-cleaned weekly. Resulting waste and rubble must be disposed of daily.
