Besonderheiten & Herausforderungen
Tower 1 (item 01)
- Aluminium ribbon-window facades: light-metal facade elements in storey-high unitised construction, including the integrated solar shading (external venetian blind systems).
- Light-metal sheet claddings: external, rear-ventilated aluminium plates and shells.
- Balustrade glass parapets: fall-protection glazing on the terrace storey of the sixth floor.
Tower 2 (item 02)
- Aluminium ribbon-window facades: identical or analogous to Tower 1.
- Structural-glazing facade: a frameless all-glass facade as a special construction, specifically on the third floor.
- Light-metal sheet claddings: rear-ventilated sheet metal.
- Balustrade parapet: for the terrace storey on the eighth floor.
2. Main technical components & constructions
The works comprise all the individual parts of these facade systems:
- Substructures: multi-part, hot-dip galvanised steel-angle constructions for 3D-adjustable fixing of the facade elements to the bare floor slabs and downstand beams.
- Glazing (triple insulating glass): triple solar-control insulating glazing (glass types GT 1 to GT 5) with argon gas filling and a metallic warm-edge spacer.
- Opening units & drives:
- Manual turn-tilt sashes.
- Electrically operated tilt sashes for the mechanical-ventilation concept (pressurised stairwells).
- Thermally insulated smoke-and-heat-exhaust glass louvres with 24 V spindle-drive motors.
- Solar and anti-glare protection: wind-stable, motorised external venetian blinds (60 mm slat width) including system integration into the building management system (BMS), as well as room-side chain-operated roller blinds on the third floor of Tower 2.
- Insulation & sealing: fully sealed installation of mineral-fibre insulation (MFI, melting point ≥ 1000 °C) as well as internal vapour-tight and external vapour-permeable EPDM or butyl-rubber sealing membranes.
3. Surface treatments
All components must be coated according to defined design and corrosion-protection classes:
- Anodising (EV1 / C-0): natural-colour anodic oxidation (≥ 20 µm) for aluminium profiles and solar-shading parts.
- Powder coating: piece coating in QUALICOAT class 2 (colour NCS S 7500-N, 30 % matt) for insert elements and sheet-metal insert panels.
- Hot-dip galvanising: corrosion protection category C3 (high) for all load-bearing steel parts of the substructure.
4. Other services and contractual ancillary services
The facade contractor’s scope of services also includes:
- Planning & verification: preparation of execution and workshop drawings (scale 1:50) as well as the structural and building-physics calculations (isotherms, U-values).
- Electrical facade works: laying all cables within the facade elements up to the handover point (junction box), including concealed conduit routing and chrome-plated metal spiral hoses on the sashes.
- Lightning protection: integration of the metal facade into the lightning-protection and equipotential-bonding system.
- Logistics & disposal: daily segregated waste disposal within the contractor’s own work area via the central construction logistics provided by the client.
